Since prior policy definitions specifically included LLCs where the initial insureds were the only Members, I doubt the intention would have been to exclude them in the Homeowner's version but I'm not aware of any cases were a Court construed the meaning of the phrase.The language quoted by Staton doesn't track the language in the Homeowner's policies I'm familiar with.I pulled it up online and that language seems to be from Stewart Title's Homeowner's policy from early 2000s to present.Lesson to be learned... don't buy an enhanced policy without first reviewing the policy definitions if you intend to eventually transfer to your LLC.

They overcharge for repairs and make readies as with the transient nature of tenants rely on this to enhance their profitsThought the economy is now more diverse that it used to be, any downtown in troop numbers could hurt As a soldier, you will not be able to easily come in town and take charge.

You are so late in the process you don't really get leads if you bought a home that you inspected there so I don't think it will enhance your investing and if anything I think you should start investing first and then become an inspector.

The policy came in at $4124.I let the broker pick what he thought was reasonable as a starting point and it looks like $2M in General Aggregate, 2M in Products and Completed Operations, $1M each occurrence, $1M personal and advertising injury, $500k damage to rented premises, $10k medical expenses, a line that says $1.11M as the limit on the building, 80% co-insurance, $5k wind deductible, $5k AOP deductible, and a property enhancement endorsement.Clearly I need to have him walk me through this, but are there any good self-study resources AND any good rules of thumb I could apply to see whether this is reasonable?
