Here is specific language from the loan docs: "Short-Term Rentals (regardless of the duration of the term) shall not be permitted unless otherwise expressly approved by Lender in writing;"Here is their "definition" of short-term rentals directly from the loan docs: “Short-Term Rental” means any Lease or master Lease (including subleases, licenses, and other possessory interests, whether oral or written) of an individual dwelling unit, for which the intended occupancy of the dwelling unit is for a period or periods of less than thirty (30) days, irrespective of the stated term of the Lease, including any Lease:(a) for corporate tenant and guest suite purposes; or (b) with an agreement or arrangement between either: (i) Borrower and a tenant whereby the tenant may enter into a separate agreement or arrangement with a Short-Term Rental Provider to offer Short-Term Rentals at the Mortgaged Property; or(ii) Borrower and a Short-Term Rental Provider, pursuant to which tenants may offer Short-Term Rentals at the Mortgaged Property.

I have gathered from other postings that you want to try to get 5 trade lines established and that the business must be at least 2 years old in order to get a line of credit from a bank.I'm wondering if anyone has any suggestions.So far we have:1 - established a line at Home Depot for the business for $10,0002 - applied for an AMEX in the business name, denied due to short duration being in business3 - applied for discover in the business's name which is currently pendingI have an 800 personal FICO.I've also gathered that we should put the utilities in the business's name on the next flip.

I rented out my house for one year and definitely had a lot of learnings with managing the property on my own.One of the after-effects of the tenant moving out of the house was that her gas bill was not paid for the entire duration of her lease and since the property is under my name, the bill was forwarded to me once I had the gas turned on again under my name.

Homestyle depends on the bank you work with, and should be a smoother process. 4 - FHA requires MI for the duration of the loan, Homestyle drops automatically at 78% LTV (or I should say, Conventional drops at 78% LTV).
