The syndications have much higher minimums and are inherently concentrated / undiversified, whereas the REIT's are diversified geographically and have low minimums, so I can diversify across different funds, real estate sectors, etc.I have invested in two syndication deals in the past, one of them was a home run, the other has been disappointing.

If you've knocked on 25 doors, you've barely scratched the surface on efforts required to build a wholesaling business.The wholesalers around here that are successful have teams who are door knocking, they have very organized direct mail routines, and they have disciplined follow up routines.Wholesaling as a hobby or a side hustle is going to become frustrating and disappointing for you pretty quick.

I have heard of many RE investors disappointed by the value of their ADU that if they had done better due diligence (like you are doing) would at least have been prepared and possibly have not added the ADU.Good luck

You will have a slight discrepancy between numbers but I've been using Rentometer for nearly six years now and they have yet to disappoint.
