Hi @Gregory Fazio, I think it's definitely worth pitching seller financing even to someone who doesn't know what it is, you never when it could be the solution they didn't know existed!  

The rates and stipulations attached can most definitely ruin however far you get on those means.

Its really going to come down to multiple factors, including your personal situation/strategy but it appears you are definitely thinking about things in exactly the right way.I'd say since it doesn't seem to be an "urgent" need - I'd advise talking to some lenders and since the rate environment is still moving quite a bit, settle on a interest rate / points combo that is "your number" and when market rates move down to that point - have the lender contact you and get ready to go, and just wait until that occurs

My company does over 30 DSCR loan transactions a month, so I definitely have a lot of experience with that program.Mid term rentals can be tough, but they can be done.LTR (long term rent) is easier for DSCR, that would be a traditional 1 year lease tenant.I'm very familiar with the OH state market, if you have properties in mind you want to purchase, they most likely will qualify for LTR so you can do a DSCR with 20% down. 

Good school districts make for better long-term investments, so it’s something to keep in mind when choosing a property.So while schools might not be your number one factor when flipping, they can definitely help increase the speed of sale and final profit.

Their price point is similar to east Bay Area.Linden, a definitely F area, somehow was touted as a b/c area by TK providers.
