What about if I get into more properties, is there a way to consolidate everything but separate the liabilities from each property?

Do you think there will be a noticeable "Consolidation" factor for Renters, i.e. where someone was paying rent but moves in with Mom and Dad? 

It consolidates a lot of your expenses because you're only dealing with one building rather than ten.  

We did so using a 1031 and were able to consolidate several Detroit single families in to a very nice building.

I used it to consolidate my bad debt. 

Personally i think its smarter to work thing out with the tenants I agree it's better to work with good tenants.Last time, as tenants consolidated/ moved with family or roommates or purchased with the 1st time buyer credit, we filled our B class units quickly with folks moving down from homes or A class apts.

With the holding company, there is consolidated tax filing.

I would look at doing some debt consolidation if you are able to.
