Just like any profession there are the professionals, and those who read a free ebook and are completely messy about it and have no idea what they're doing. 

I have been absolutely loving the Podcast, Videos, and E-books.

Well, here is my own opinion and recommendation: START with this e-book: "Flip Your Way To Financial Freedom" - by Preston Ely.

Specifically free ebooks and forums like this one.If will take you longer but lack of money has never stopped anyone from doing really well in real estate investment or anything for that matter.Please memorize this:  "There is way more money out there, than talent."

I suggest reposting under a different a different category.You may have noticed Bigger Pockets has various resources,: ebooks, blogs, forums, podcasts, webinars, colleagues, keyword alerts, an awards system, a learn section, informative people in many fields of real estate, and more. 

I recommend:1. get biz cards2. go to REIAs and BP meetups and meetups from Meetup.com meet as many flippers/investors as possible3. ask to visit their properties4. if you find someone you feel that you click with and they have complimentary skills, stay in touch, show them some deals you are looking at, and grow the relationship. 

If they weren't denied based on credit, then no.I think you should get the Nolo books for TX landlords:http://www.nolo.com/products/every-texas-landlords...It's cheap as an e-book, and it's on sale right now.They sell the TX lease separately, which you can fill out online it looks like. 

You might want to read my $3 e-book for some tips if you'd consider doing the legwork yourself.Avoiding landlords when the tenant isn't performing is a normal occurrence in low income landlording; it's like a misbehaving kid trying to hide.
