Here are a few for you:Pros- Online account access- Online payments- Prompt responses to e-mails and voicemails- Good criminal background and credit checks- Actually calling past landlords, employers, etc.Cons- Charging a credit card processing fee- Lack of advertising (e.g. only posting the rental on the company website)- Lack of communication during vacancies (e.g. not providing me with updates on repairs, tenants applications, etc.)- Only using in-house maintenance (e.g. if your one guy can't get to something for a couple weeks then hire a contractor)

Invest in real estate by investing Long Distance in a 50k multifamily in Kansas that will be about $200 cash flow positive/month..Pros- Be able to keep a short commute to work- Live in the heart of Manhattan while paying no rent- Low cash deposit to begin investing in property.Cons- Run the risk of my land lord not allowing AirBnBs (which could be mitigated by upfront communication)- Investing long distance for my first deal is terrifying- I won't be able to use an FHA loan on my first property.Concerns:Am I opening myself up to too much risk by signing an apartment lease and a mortgage?

Don't be mean, don't use terms like "slob," "pig," and "hoarder," don't look and act all judgey, but make it clear that you don't want her using the porch as outside storage, and that it's a problem.If she persist, send her the letter, serve an eviction notice on her, kick in the door, crucify her to a wall, whatever you want to show her how firm and steadfast you are and that your adamantine will in this must not be defied.But first make an effort to communicate nicely to her that the porch is a problem.

@John Mocker My issue isn't with the fact that they wanted me to fix things, my biggest issue is the way they went about COMMUNICATING the issues.
