Before doing too much investing across the county get to really now that market and get good team members involved.In the end the people that you will have there will pretty much determine whether or not you will become successful and stay that way.When I set up my first remote office in Jacksonville it took my almost 90 days of developing the right team, putting in the right infra structure, etc......before I even started looking at any deals.In the end the whole first team I had put in had to be replaced and a new team assembled

Three things with VA loans, they do have assemble loans, the seller can't take his name off the loan completely unless you have veteran status with a verified DD214 verified eligibility status with the Army Airforce etc.Next I would have him do a loan statement analysis where he can show you if his rate is adjustable or a 30 year fixed.The great thing is there is no PMI required through the VA, and the loans are 100% financially assumable.Lastly, if you do assume the loan, it will make you liable to the bank and show you as the owner of record once you assume the loan.

If you can assemble a good team of researchers you might have a sporting chance but expect a challenge.Investors are usually fairly tech savvy but we have to deal with a very tech-resistant support base (contractors).
