This is my issue, all of the tenant know one another either by a blood relationship or close emotional ties and I am asking the tenants that have lived there for 5 years that have been on a month to month for the past 5 years to move out so I can move in. 

Maybe meet up with some other investors in the area at a meeting and you might learn the investors there are working on thinner spreads then where you were doing business before.

Yes the margins are thinner compared to previously for sure. 

If, for example you are hit by an 18 wheeler you can sue the driver and/or the company he works for and generally people elect to sue the company as it has more money while ignoring the driver entirely as ‘you can’t get blood from a stone’.
