I'm an interior designer (as well as a real estate investor) and I have a small kitchen/bath renovation I am doing for a client in Clayton NC.  

Some measure the footprint - literally the outside dimensions of the property - while others measure just the interior dimensions of the living space.  

Here is a brief list of the planned renovations:Kitchen-Granite Countertops-Cabinets-Tile back splash-Kitchen Sink and faucet-Kitchen lighting-Stainless Steel appliancesBathroom-Vanity/sink/faucet-Shower head-Bathroom lighting-MirrorCommon areas-New front door-New interior doors-Blinds/Curtains-Wooden Laminate/VinylI have a decent amount of my own money I can use after the down-payment and closing fees.

Interior doors typically have passage locks (which do not lock) or privacy locks (which lock with a button or a twist).

Exterior (first .... now if possible) and interior also.

Of course your contractor would love to paint the whole house.. it might be ok if you just do the touch up again.I'd at least give that a try first..in one room and see how it turns out.Normal wear and tear it's rather average to expect to do interior painting after a tenant leaves.. so I bet your going to be hard pressed to keep $$ to cover that.

Builder beige has been the big one and now trends are moving towards grays.   2 years ago I passed on a house due to the interior color and bought another house in the neighborhood  with the exact same floor plan based on interior color. 

I have worked with my dad doing interior trim work and my passion for housing has risen from there. 

Also, assuming you have access to the interior of the house, you'll usually see the old copper tuning coming in and crimped off, or a hole patched over.
