@Kristopher KellyI’m out of the ARMY know but when I was in I invested when I was out of country if you build a good core 4 (PM, Realtor, contractor & lender) you can invest from any were.

Thank you for the link to study up on cashflow and I absolutely will but the mortgage after everything including insurance on my ogden property is $350.00 even, I had set aside a lot of money while in the Army and put way too much down on the house initially when I purchased but it has worked out well for me.

If they are coming long distance I either suggest that they make plans to come to the area with several rental places to view in mind or (we are close to an Army base) a friend, relative or army buddy come and view and then report back to the applicant.But I want to "eyeball" folks that want to rent from me.And yes; most people who respond to the ads on FB Marketplace, etc. never read through the ad.Gail

Also, a major piece of advice is set aside days for laundry room use. while in the Army when i lived in the barracks there was 1 laundry room for like 100 of us.
