I am out of NJ, but will actually be in Denver next month for a wedding if you wanted to connect. 

Long story short, after coming back from living overseas, my wife and I both found jobs, spent the money we had saved overseas on our wedding and were approved for a certain amount for a mortgage and we went to the top of our budget on a house which will never give us a return.However we ARE very lucky because our house was a flip.

Last one I sold we listed on Wed, by Friday had 3 cash buyers, no inspections, no appraisals, no contingencies, all offers over asking, one with a beat anybody else's price up to $X.

Additionally, I am the proprietor of a small business in the wedding industry, which is principally managed by my wife and generates approximately $50,000 annually.While I have no intention of resigning from my current position, I am keen on expanding into the realm of real estate investment, an area I've long been interested in.Together with my wife, we aspire to develop a portfolio that includes both long-term and, eventually, short-term rental properties.

Its much easier in the stock market because it costs less money and you can appl stock every Wed if you want to. 

Also for the delay my fiance and I are saving for a wedding in August which I know is not a wise financial investment but her mom has stage 4 breast cancer being in a coma less than a year ago and we all want her to be here for that event. 

There is one in Totowa this Wed, next week in Union County and throughout the month in Newark and Jersey City.Definitely keep learning and use this site to your advantage.
