Curious to gain any insight on Title companies in (North Central) San Antonio that have provided a smooth closing experience and reasonable closing costs to investors in the area; my closed deals to this point have all had buyer's represented by realtors, so Title company was already pre-selected by seller's agent. 

For this to work as smoothly as possible on the loan side, you might need to borrow the money from this person 3 mos in advance of a purchase so that the funds are seasoned in your account and do not appear to be linked to the real estate transaction.

Be aware that many companies do not attempt to engender smooth relations with the tenants; many simply collect rent and badger the tenants when payment is late. 

I need to make this first deal go smoothly or I wont have access to any of it.My local area is out.. thats for sure, So Cal.. shouldnt have to tell anyone the reason why.. 

Everything went pretty smoothly and he has been living in it for around 3 months now.The property is a single wide on 5 acres. 3 bedroom/2 bath.

A lot of people who signed up for this were taken in by the smooth talking and utter BS statements.

It went smooth enough.There a not as many good deals at foreclosure auctions around here right now.In some of the smaller counties in our area you can get some good resale deals sometimes.
