This is a fantastic time to be in real estate, waiting on the sidelines for interest rates to drop is like stepping over a nickel to pickup a penny.

I reached a point where I couldn't bear sitting on the sidelines any longer.

Last year I wrote a forum post and there were a lot of naysayers on the AZ Market that stayed on the sidelines still scarred from the last boom and bust around 14 yrs ago.

The big investors have millions of dollars sitting on the sidelines waiting for an opportunity.

There's no discussion of how to negotiate, how to read a contract, how to communicate with the other side, how to manage multiple offer situations, how to motivate a buyer to get off the sidelines, how to stage a vacation rental, figure out the STR laws, set up a lease ...

Most people who sit on the sidelines waiting for the market to correct are really just giving themselves an excuse to not put in the work.

I actually executed a great deal myself 2 years ago but have been sitting on the side lines ever since because I was alittle scared, not going to lie lol.

@Gary F.Curious if you ever pulled the trigger. 8 years ago would have been a nice time to buy up here :)But, a lot of buyers are now on the sidelines and we're seeing some of the best deals we've seen in the surrounding areas. 

Our money has been sitting on the sideline since November 2020 and we could have found other opportunities similar to the one we entered into a contract at the time, but now that construction has taken so long, the prices of similar products has increased, so there is a large opportunity loss for us.

Because they are living in the property, there is a larger margin for error and people seem more willing to take action instead of sitting on the sidelines, like so many wanna be investors do (this is the most important part!).
