Agree with @Joe Funari - we only work with local/community banks and regional banks - they are quicker to respond, take a personal interest in partnering with your real estate business to see it have success (which makes sense, because they want you to make good on your loans), and offer much better rates than hard money loans - we don't pay any origination fees, they can even fund in less than 30 days, and interest rates have never hit double digits over the past 2 years.

And there are sub $100K houses and million dollar houses within twenty minutes of each other, but the market here is generally known on BP for the lower end.And to Allen's original point, while there is plenty of out of state attention, especially the lower you go on the price spectrum, there are plenty of people making money investing in this market (though they may not be chasing bottom dollar properties, shooting for the highest paper return possible).

All joking aside - that really did happen, and it is still a beautiful thing to check out, but they sold off most of the bridge years ago in little bits as tourist keepsakes, and only re-built part of the original bridge before digging the canal to make the island.
