I am in a process trying to have a better way to manage the two properties, so I am working to gather the list of reliable contractors, landscape companies, electrician, HVAC, plumbers, snow plowing, roofing company.

I would really like to know what exact rehab is not just a sq foot number, roof, plumbing, electrical, well, septic, kitchen,and foundation. 

If I use flip proceeds to say buy a roof for the BRRRR or pay down debt would that reduce my tax bill on the flip proceeds?

I have a property that I would like to get the roof assessed? 

It seems like these posts always lack in details so I will try to give the most information possible:Sale Price: $575k  Current rent: $6825 (this is topped out, no room to increase)Loan terms: 20% down, 20 year 5 year balloon  5.75% interestsManagement: 7%Insurance: $3200Maintenance/capex: $5000Taxes: $8900Vacancy: Using 5%Property is C class and in good condition (new furnances, roof, etc) No common areas.

Like VA, there are stipulations for condition of the house though, working windows, appliances, 2 years left on roof, etc.

The property in particular had no work done by the previous landlord, it needed roofing, intercoms installed, painting, and so on.

Some of the stilt homes are so far above the water, flood insurance doesnt seem necessary and the newer homes with newers roofs and impact windows should protect me. 

Take the age of the major mechanicals and roof etc and find the cost.

I know the useful life left on the roof is short, so I am hoping there is some negotiating around that.
