The kitchen is straight out of the 70s but I feel that I can somehow save money by refinishing the cabinets (any suggestions are welcome), adding new stainless steel appliances, and changing the floorings (there's that outdated linoleum there currently). 

honestly I have not done too many refinishing of cabinets but from my experience I do it differently. 

Refinishing hard wood floors, installing hardwood in one room that had carpet, new stainless steel appliances, venting out bathroom and kitchen range hood, all new paint, new light fixtures and door knobs, lots of plaster and patch work, new fixtures in bathroom, keeping tiles in bathroom and shower but doing a super heavy cleaning, refinishing existing bathtub, new glass windows (new glass not entirely new windows), nee tiles and grout for kitchen floor, sanding and painting cabinets (nice and white) in kitchen, keeping existing countertop in kitchen (not granite but clean and looks nice, installing dishwasher....I think that covers it...SO - here is the last piece of the puzzle...the kitchen has a drop ceiling.

Refinishing floors?

One benefit of solid hardwood over bamboo though is I don't believe you can sand and refinish bamboo if it gets too bad.

I would like to put unfinished hardwood down in a kitchen then have all of the flooring in the house refinished.

(or refinish all cabinets, to uniform color, after dishwasher whole is filled in with new cabinets)Or leave the dishwasher hole open, and invite tenant to supply their own?

The home was perfect upon move in, now it appears all carpet will need replaced, all walls painted, serious deep cleaning everywhere(It's disgusting), appliances have not been cleaned ever, kitchen cabinets may need refinished, mini blinds replaced, etc.

Apartment is 2nd floor of owner occupied house newly refinished and has commercial gray carpet besides kitchen and bathroom.

It took me several weeks to refinish the cabinets but they look great now.
