I've not had this issue but am thinking the right way to proceed would be to have a professional pet control company inspect the place before moving new tenants in.

There's also other ways to increase the income (coin laundry, storage, pet rent, etc.).

If they pay all additional move-in funds (1st month's rent, balance of security deposit, pet FEE), then the Holding FEE is applied to their Security Deposit.

This is a new duplex rehab, very nice neighborhood bordering on the highest priced areas in my city, and very pet friendly (located on the parks; popular walking area.)
