Let's say you are then getting 2K per month then the ROI is capped at 24% on the equity unless you consistently reinvest the equity for another self sufficient property into perpetuity.

This is in SF Bay Area (may have some soil movement due to earthquakes). pH of our local water service is around 8.3-9.4.Trying to decide if we should repair the water line or replace it:A) repair- likely male adaptor cracked where copper joins PVC or maybe it's a 90 turn near by (per plumber) [no warrantee it won't leak elsewhere later]i) cost: under $1K, find cracked joint, repair it.A good idea: Possibly extend the copper at main under the concrete, so the concrete to PVC joint is in dirt.

I do not see the realization on a large scale yet; most would rather believe the easy lie perpetuated by politicians and media and bankers and real estate pros (NAR statistics, sorry for offending any straight shooting real estate people, but so many are clueless and lie) who push housing as the best investment, retirement/'investment managers, etc.
