Maybe I'm way off​ base, but you sound exactly like a guy I know that is perpetually friendzoned by women even though he has a great career and by all objective marks should be great boyfriend material.

But what I am trying to understand is the actual cash movement from the properties to the S-Corp and what to call that on the taxes. 

At best all that realty rates is reporting is the movement of AVERAGE cap rates throughout the country. 

Let's say you are then getting 2K per month then the ROI is capped at 24% on the equity unless you consistently reinvest the equity for another self sufficient property into perpetuity.

I do not see the realization on a large scale yet; most would rather believe the easy lie perpetuated by politicians and media and bankers and real estate pros (NAR statistics, sorry for offending any straight shooting real estate people, but so many are clueless and lie) who push housing as the best investment, retirement/'investment managers, etc.

As real estate professionals, we need to stop perpetuating outdated and harmful notions about mental health.

Or you'd be trying to lease out in fall/winter with goal of getting the lease to roll in summer (when tenant movement happens).
