I found the home as a for sale by owner by owner and it had a four car garage in a great location with a large lot.

But like he said, f something goes wrong with ANY of the properties you have debt on, you might be in a pickle.

Some lines they will say have been "cut" but they put in a disclaimer on all sales that they don't know if a line might be cut.

There are some areas I can see a good value so my question was more related what about areas that don't have with in a 1 mile radius or haven't sold anything nearby since 5 years ago.Whats the address?

Why not implement your plan in a market without crisis shelters and with affordable housing?

There is a story to every pocket of every neighborhood that locals will know, but you may not, if investing out of state or in a market you don't know.

Understand and know what they are looking for in a deal.

They wont connect service in a unit (had service before turnover) because they're upgrading service.
