@Jon KlausWith no signs of anything worth buying on my immediate horizon, we will continue along with our list of small projects which have been deferred over the past couple of years due to more "immediate needs" - like replacing the aging sewer main in our 6-unit and removing the final bunch of trees damaged in our summer of 2014 hurricane {we felled eight last week}.We've also been strengthening our balance sheet this year - portfolio LTV fell below 60% in the spring and should be right around 55% at year's end - and pre-arranging access to that equity in the event we do find a 20 - 50 unit building meeting our criteria.

There's no guarantee that on a short time horizon the stock market appreciates and when you need the money for your downpayment, you may have less than what you started with.That said, I did that before I bought my first house.

This would have been impossible without my Agent/PropMgr being very knowledgeable in that area.There are probably a lot better markets for cash flowing MFHs right now and that is what i would like to expand my horizon towards.

Get 3 or 4 of these paid off completely and now see how things go when one of then loses there job, at this point this person is probably paying off a property every year or two and can see retirement on the horizon.

However based on the money saved my calculations have me looking at a 10 to 15 year time horizon before I would have enough for a deposit on a second home, hence why I'm looking at arbitrage as an option.
