As well as hold time, the other two sales in the community went into escrow in 2 days so if I can bang out reno in a month which should be no problem and list aggressively at 549k to entice multiple offers I'm confident it'll move well over ask ( but who really knows )But yeah I agree the cushion is light.

As you said you can try to entice the tenant to move by offering them cash.

I have been doing my research on Marco as I attended an event in Sydney was enticed by the "helping people - win win motto".

Although some of the prices out in Dixon and Sterling looked enticing, I wrote out what it would cost in fuel and travel time to those areas and determined I could take those savings and spend a bit more on a property that is a 45 minutes closer.

They gave an enticing schpeal about fixing and flipping but obviously it was aimed for those thinking this is a "get rich quick" biz and the guy up front was COMPLETELY oversimplifying the entire process to say the least; then the inevitable invite to "YOUR ONLY SHOT AT MAKING IT IN THIS BUSINESS!!!"

Thanks for the response Account Closed.I definitely do not want to create a bad relationship with the tenants and potentially entice them to move out.I think the lease addendum is the way to go.Currently they pay on 1st of Month X for all days of Month X.

Hopefully, the City can entice more tech and manufacturing companies to come to Indy. 

Not sure if that was done to entice me to buy a hard copy of his book.
