It was with a sigh of relief that I granted the request of the tenants to be released from their lease when their jobs transferred to the far side of the metro area.Two important lessons we gleaned from this mini-debacle are 1) nothing is more important than leasing to good quality tenants, and 2) having a property that shows well and is in a fact an up-to-date place that’s nice to rent is critical to attracting and retaining good tenants.As this was happening we were also learning the ins and outs of the local eviction process as we evicted tenants from two units who were non-payers.

The biggest stress relief has been having a property manager who knows what they are doing.

The only way to succeed is to market to people who have either had their BK case dismissed by the court (usually for failure to file documents timely) or if a lender files a Motion For Relief From Stay (because plan payments are not being made) AND the court grants that motion. 

The previous PM told me there was no point going behind these kinds of tenants to pursue relief.

There are a wide array of creative strategies that might offer some relief here, but there's some missing information you'd need to provide first:In what state is the property located?

Who knows what kind of financial relief packages will be passed.

No relief if tenants are not in a financial bind and/or reach out to us first. 

I'm currently looking into probate lists and I can't seem to find the "estate relief" cases anywhere.

I remember being told (in 2012) that as we lived in the place for 2 of the first 5 years it would be included in the Mortgage relief act, but it's hard to find this clause anywhere.  

If some rooms are getting to hot and cold the system may not be balanced correctly because of the relief vents on the side.
