Dear BP Forum, While searching for property managers in Cincinnati I came across a company called EquityTeam, LLC and they rate themselves using the following Competitor chart:https://docs.google.com/spreadsheets/d/e/2PACX-1vR...Do you guys have experience with any of these or could you kindly share your recommendations?

Last September things slowed down a bit and there weren't as many competitors but as soon as February hit, it has been crazy. 

See what market value is from your competitors.

Buildium's major competitors are AppFolio, PropertyWare, and a couple others.

I'd also be curious how your page compares to your competitors.

You're selling a thriving business...why not send notice to your competitors? 

In that position, I'd be able to make some deals pencil that competitors using HML won't be able to touch.

Here are a few things to add to your due diligence checklist:1) Home inspection, just like on any other property you buy2) Additional inspections depending on age of property (like scoping the sewer lines, for example)3) Study STR regulations in your city to ensure this property is permitted for this use4) Interview 2-3 STR property managers to understand your income potential on this home5) Study competitor properties on Airbnb and look for what they are charging per night, how they are finished, how they are furnished, etc6) Consider your backup plans in the event your city starts cracking down on STRs and impacts the sustainability of this business for you
