Before doing too much investing across the county get to really now that market and get good team members involved.In the end the people that you will have there will pretty much determine whether or not you will become successful and stay that way.When I set up my first remote office in Jacksonville it took my almost 90 days of developing the right team, putting in the right infra structure, etc......before I even started looking at any deals.In the end the whole first team I had put in had to be replaced and a new team assembled. 

If you can land assemble a few, in a couple of years, with a lot big enough and zoned properly for a MF developer, you can sell with a higher a better use. 

They are purchased with chattel (personal property) loans.Modular homes are similar to stick-built, but large sections are built in a factory and shipped to the site to be assembled on top of either a slab or standard excavated foundation.

For about the last 4 years I was working strictly with developers on mixed use projects.The last one assembling 20 parcels for a 650,000 sq ft mixed-use retail project with after build values of 150 million.

Mods can start being delivered in when the site work is finished, assembled in a couple days and ready for occupancy in less then a month depending on he size of the project.
