Try keeping your post to infomation for readers rather than personal attacks.

if it were me, at your age, I would attack the debt and begin to line up my team and have a solid plan ready to execute...(2 prong approach) IE: What bank would I want to partner with.

Suggest you and your wife spend an hour a  day together getting educated and planning your attack on the potential owner-sellers in town and then attack!!!

Attack the debt with fury.
