Growing from zero to 100 units, or zero to $500k cash flow, in under 5 years are rare and require a lot of risk tolerance and PERSONAL KNOWLEDGE of intentional PM and maintenance.This is why it is strange to debate location/appreciation versus price/cash flow.

I could fix all of that in under 2 hours and about $100, and I'm not all that handy.I don't know if it would bother FHA or not, but if you are worried about it.......

I was working with an investor and we would take over payments from someone as the owner and sell the house with owner financing (yes) We would charge someone a 5000 dollar down payment to take over the payments and come in under owner financing with an option to purchase 2 years later.

If you are willing to pay 5 points and 15 percent interest and put 20% down I have lenders who will fund in under 2 weeks.

However when properties are going under contract in under an hour, there is no way those investors are doing their own research; Which I think is crazy! 

In under 6 month of owning he has over 100K worth of equity (did about 30k of work) and we just got one of the units rented for $1400 more than what the previous owner had it rented for.

Remove and replace in under an hour.
