A quarterly inspection would reveal signs another person(s) may be living there; extra clothes, personal belongings, toiletries, etc.However, if they, or more specifically their guest, are causing a problem, catching them will give you the needed leverage to evict them if need be.

I'm more impressed if the is decent credit, they carry themselves well, articulate, well mannered, respectful, clean clothes and car, past work history, live within thier means?????

Tenant 2 still has a lot of belongings in their room, clothes, electronics etc.

I certainly didn't want to place it, hook it up and have a tenant try to wash clothes only to find out it has mechanical problems.
