You never know when someone's situation might change and they decide to sell.A good CRM is something to look into for managing your leads, notes, and having a schedule to mail.

I have watched a bunch of the BP podcasts and have started using the analysis tool.

This is a great tool for evaluating areas as a whole and even comparing them to other areas side by side..

They are amazing tool.

An investors greatest tool is the pen and check book.

ive done it and here is what I will tell you; without the right tools and experience it will look fine from a distance; up close it will look terrible.

Example: 6 months X $2000 Rent = $12,000 That is $12,000 you will be negative that the calculator doesn't account for.I do know that the calculator is in BETA and there is a warning about that but I just wanted to let everyone know that the tool should not be used without this consideration.  

@Daniel Rhee Listsource will have the properties, but is the wrong tool.

I do have alerts for certain keywords turned on, great tool to have.
