It would just need to be a situation where they have great contact with the person doing that managing of the project (I.e. have known the person for years, great reputation, person has experience in flipping etc.).

You can be super hosts for 10 years and have 0 claim experience.

As you need to be a licensed foreclosure consultant to buy pre foreclosure properties. 

Just be transparent with the sellers that you are licensed and for good grace recommend they use a realtor on their end, although not necessary.
