My buddy converted his garage (detached) into an ADU and wound up spending in the neighborhood of 80k on it.

Worked out well for both sides, wound up taking back the partial and receiving some cash from our investor, that we exchanged for a new first lien note with a higher balance.  

My wounds have healed from 2008-2009, but the scars are still there--so I've learned it's better to be a few months too late than a month too early.

@John Clark You obviously have a grudge against giving tenants options other than 'free' and are pretty wound up about the whole post.

A "light" fixer upper which wound up needing more than expected (as we should have expected).

I wound up saving a ton of money and more importantly time.

Was going to make about 30K flipping it, wound up collecting 62K from insurance.
