Put simply, a well-designed mobile app has far higher user engagement than a web only service/site.

I started diving back into learning by reading the Real Estate Rookie and was hoping to put myself out there and find some like minded individuals that are in the beginning stages of their investing career as well.

They are essentially the same thing you are describing, but sharing an "expert opinion".I am also not a fan of how BiggerPockets itself is doing this same thing in the forum by posting blog posts and you don't have the ability to comment on the posting (because some times I disagree with the posting!)

Educating yourself about common property maintenance processes doesn’t mean you have to become an expert, but even a basic understanding of repairs like plumbing or lead testing can go a long way in helping you make more informed decisions.It’s also worth discussing with your property manager how they select and negotiate with contractors.

You have a good support system here, hopefully your brokerage does as well.
