I think having the flexibility to choose what weekends my family or friends wants to come into town out weights the consideration of putting a tenant in there full time.I have researched a bunch of things that come into consideration before starting this and I would love thoughts!

Single family homes regardless of market are very inefficient to operate to begin with but the lower price point homes are disproportionately impacted by ordinary upkeep maintenance, repairs and cap ex because they struggle to absorb these costs (some of which are fixed or close to fixed regardless of whether this is $100,000 house or $300,000 house).

You can use this to help offset expenses if something bad happens while you begin the process of taking back your house.There are certainly risks involved, but you seem to imply that this is likely the best deal that you will get so you need to weight the pros/cons and see if it is a good fit for you.The alternative is to ask if instead of doing the deal sub2, if the buyer is willing to buy the home on a wrap.

I enjoyed that mine was a one man band, and it was smooth and efficient, handled by email and short hand dialogue and simple resolutions.My eviction filings, so far have been "light weight," mostly gets people motivated to pay and stay.I spoke to a couple of firms, but they make it sound much more complicated and ugly than it has been in my case, so they aren't resonating with me.
