In that range I know typically that is a weak suburban type area with lower rents and the center will have many smaller mom and type tenants ( maybe 8 to 10 plus) and financing will be tough to get ( especially if investor buyer is not local) .

Most will give non-recourse with 40% or more down.I would rather own a class A to B asset in a great area for 3 million with 1.5 million down then C to D asset in a weak area for 1,700,000 putting 1,500,000 down.

I am amazed at these construction costs - I would be utterly shocked if someone could build anything right now for 85 a foot, unless of course you are the GC and not taking any payment for your labor.. in which case you are still subsidizing a weak deal.
