I know the university, the med school, and the hospital are there, so surely an MTR would work well.

Due to increased rates i did not refi so i did not get opportunity to see how an appraiser valued the half bathroom but the comps with same bathroom count had crazy valuation for the additional half bathroom.Taking under utilized space like a work area to add a br where the added br does not put you above the normal for the area can add value.Similar if a neighborhood is virtually all 3 br and 4 br properties and you find a 2 BR, it could be a value add to add the bedroom via new construction.  

Blocks away from Seton University, one with 11 bedrooms and 4 baths and the other with 14 bedrooms and 4 baths.Both show signs of deferred maintenance but one more so than the other. 

This was a poorly timed purchase at full retail so it likely is worse than virtually every other San Diego RE investor’s monthly appreciation. 

In a university town nearby, student housing is restricted to certain areas of town and prohibited in other areas of town. 

Florida is a unique state for MHP law and the insurance has gotten very expensive there too.I recommend checking out @Frank Rolfe's mobile home university content if you haven't already.

Keep in mind that exiting any property after only owning it 1.5 yeas will virtually gurantee a financial loss. unless it appreciated a bunch.. also in many markets there is no permit for a reroof.
