In a more rural area that is a challenge since you don't have the velocity of people coming in and out like a real busy metro area will.

And in the real estate development business, speed/velocity is king. 

Make sure the system is property sized according to fixture units, velocity ,and friction losses.

Appreciation typically has higher velocity so you can reuse the money invested for new deals more quickly and often as cashflow.Cashflow typically costs more time/energy.

Inflation requires velocity of money, and host of other factors, demograpics, interest rates etc.

This devalues the currency because of basic supply and demand, the printing of new currency units decreases the value of the existing currency units assuming the velocity of money exchanging hands stays consistent.  

If you can refinance as fast as you can acquire and rehab, instead of once or twice a year, you'll have as much velocity with your money as you want.
