Just be aware with deals of that size come larger problems - I am in a position with my bank and other business that I was able to access some cash to do a major unexpected re-roof (yes, it's my fault that I missed the urgency of that in due diligence - I thought I would have a few more years).

There will ALWAYS be fires, urgencies, distractions...How we do one thing, is how we do everything.And what is the cost?

This creates a sense of urgency and someone who is looking to move in Sept 15th or Oct 1 may pay you starting Sept 1 because they like the place and the perceived lower rent. 

Much more efficient creates urgency,  

With that being said if I felt a client wasn't fully committed to buying a property right now, or didn't have a sense of urgency as you stated you're in no rush, I would have to prioritize my workload and unfortunately that would probably mean not working to put eyes on every property that client sent me. 

She does not share the same sense of urgency.

I only buy with cash if the speed gets me a significant discount.Plain vanilla no urgency no discount = mortgage. 

I never intended to take the HELOC to term so the increase just adds a little more urgency to what I was already planning to do.

Finding buyers for a lot is like trying to find a needle in the haystack, plus someone buying a lot seems to have less urgency than someone buying a house, so they are prone to fall out of escrow more easily.
