Just be aware with deals of that size come larger problems - I am in a position with my bank and other business that I was able to access some cash to do a major unexpected re-roof (yes, it's my fault that I missed the urgency of that in due diligence - I thought I would have a few more years).

This creates a sense of urgency and someone who is looking to move in Sept 15th or Oct 1 may pay you starting Sept 1 because they like the place and the perceived lower rent.

With that being said if I felt a client wasn't fully committed to buying a property right now, or didn't have a sense of urgency as you stated you're in no rush, I would have to prioritize my workload and unfortunately that would probably mean not working to put eyes on every property that client sent me.
