They clone your ad, list it at a ridiculously low price, and rip off unsuspecting renters who come looking for their keys/money from you. 

Wholesalers (especially shady ones) will inflate ARV and decrease the reno budget to catch an unsuspecting investor and move their deals. 

It's not cool to just randomly fire off properties to unsuspecting folks and say "hey check out this great deal" 

Your only option is to sell to some other poor, unsuspecting investor.Don't get too hung up on the 1% rule.

It is just too easy for a seller to pass on potentially dangerous defects to an unsuspecting buyer and walk away scot-free.      

Wholesalers who do this string along unsuspected sellers and give the rest of us in the real estate investing community a bad name.  

You negligently rehabbed the home and sold it to the unsuspecting buyer who thought that he could trust you, given your experience, knowledge, and skill. 

That is why they get so made at me:).....it ruins the games they play on unsuspecting sellers. 

We've seen it happen to unsuspecting investors waaaaay too many times to count, and it's why we focus only on A/B class properties in great areas, good schools, thriving markets, etc.

I was also conservative enough to have enough cash flow for an unsuspected new roof (insurance covered most of it) and water heater that had to be done throughout the first year, just to name a few things.
