Renting in these areas with a roommate or two will likely be less expensive than PITI in the 'less fun' suburbs.If you do decide buying when you move down here, I'd take a few trips and spend a week or so down here to help narrow the search.

If not, buying something random and making one trip there for the inspection isn't going to cut it, and will not protect you from buying a bad deal.Can you pick a market within a couple hours of you instead?  

I never got the impression your remarks in this thread were ever intended to mislead or convince real estate investors they can reach 100% anonymity but you know as well as me that many who review these forums interpret everything they read as indisputable fact and I was merely clarifying that one section of your post which could trip some folks up. 

I would take a trip to see your investment if you have the time.. but I do work with plenty of investors with limited time, that buy plenty of successful deals without ever seeing them.Getting a full inspection of the house should give you better insight into the property than even if you were to just walk it, so you should be fine. 

Why not take a trip and see which areas/cities seem attractive to you?

Some gas services in San Diego are joint services(shared with another property) sometimes as small as 1/2” PE and they have an excess flow valve at the street which will trip if you exceed a certain flow.

You need to know what their minimum trip charge is and hourly rate.
