Is this just from an OM, and not actuals? 

Create a list, email people, see who doesn't unsubscribe, then tell them about a particular deal. make a PPT/OM, financials, projections, returns, lease structure, debt, PG, etc.Nurturing investors is a constant, consistent duty.

If 100% I have to make sure in OM they are accounting for PM fee even if self managing and also vacancy.

If you want to own one of these, reach out to brokers on Loop net and ask for the OM for whatever deal they're working on.

Srsly, here in hipper-than-thou Seattle (and esp Portland, om*g) the millennials really appreciate the vintage look, and if you're in that college sweet spot area, it can be a real selling point. 

But, in must areas it is all om-line Free.
