This probably isn't the right forum for OP to find sympathy, or really even strategies negotiating a foreclosure, but there just might be one or two investors on this board who screwed up and won a little back by working the system in stead of giving up (because the "deserve to loose everything").

While you feel sympathy for their circumstances, you can also look at it as that they were taking some advantage of your parents' kindness, no matter how nice they are, knowing they were paying so much less than they should, and you should be able to decide what charities you want to contribute to, not feel forced to contribute to them.

If you attempt to evict on 9/8 and tenant has had two weeks of "notice" his lease is up, he may get some sympathy from the JP.
