Also, my first house hack was a bad buy imo, but now with both units rented - my cash flow is 400 bucks per door, which is sweet. 

If you structure this at a good price, it could be a sweet deal.

If having roommates is not an option, you could still utilize this strategy with a small multi-family property.Alternatively, a 2BD MTR might be the sweet spot for you.

Sorry, VERY wrong again. the most sought after individual's for lawsuits. the sweet spot are your average investors (neighborhood millionaire) {contractor, lawyer, doctor, nurse, etc) who just turned the corners with assets, of 1 million to 3 million who now has tons to loose from just the threat of a lawsuit let alone an actual judgment.

@Matt Hoferthere's a difference between "buying a bad deal because 2016 brandon turner said to buy anything and get sweet cash flow" and "sitting on the sidelines."  

I target the sweet spot, property that has a better chance of not redeeming (vacant or abandoned or in need or lots of repairs) but it has to still be worth it.
