If you have no W2 income, the last thing you need to be doing right now is squandering your capital.You will find a lot of books, tapes, and seminars out there that profess to teach you about real estate. 

If spending a few hundred a month gets you a complete solution that scales, versus a sketchy cheapie or freebie that will have you squandering your time filling holes, by all means spend the money.

Basically, I had a contractor squander some money and now am in need of $20k to $40k in order to finish the project.  

Clinton enjoyed one party rule in his first two years, and the squabbling dems squandered their opportunity then. 2010 will be the first opportunity to re-establish some form of two party rule and stem the uncontrolled spending.
