A DSCR loan sounds like a great option for you based on the fact that you already own five properties which I presume have conventional mortgages on them, based on your post. 

For me - my two cents are no amount of innovation can replace sound underwriting and valuation practices.Curious to others thoughtsI have nothing to say that you haven’t already most eloquently stated.   

You are definitely going to want to get a lawyer and as soon as possible.This will sound harsh.In your story, you have made a number of very poor decisions about how you purchased and managed this property.
