If so, you can give the notice before the end of Nov and make it effective on February 1st, 2022.I always recommend giving proper advance notice and raising the rent on the Lease anniversary every year.

I utilized a HHF (Hardest Hit Fund) government loan of $15k that acts as a 2nd mortgage at 0% interest, automatically forgiven (payed down) 20% on its anniversary each year for 5 years.

Let's just say this couple was celebrating their 40th anniversary.

For the Napa project it was just being interested in the area for all the right personal enjoyment reasons but wrong investment reasons. hahaWe were looking up there for a retirement home after spending many weekends up there for anniversary's, birthdays, etc.

In my opinion the best scenario for you would be as follows:1)  5 yr lease with a 3% rent increase every year on the year anniversary.2) Require proof of ability to fund the build out project. ( Letter from Bank, lender )Require a one month rent or more security deposit at lease signing. 3 ) You should have building insurance ( build out/ construction insurance ) started at lease signing.
