Aloha does updates on the property and claims they still have confidence the property will sell, and we'll get our investment back plus all interest owed since default.   

10) Knowing what to do if tenant is late on rent or doesn't pay.There's a lot more, but many here on BP self-manage and learn via "trial by fire".Of course, you can always hire a Property Management Company to handle it for you.

I would recommend against being the GC unless you are confident of doing more than one effort.

I had fairly good luck with all tenants that I placed while I was self managing. 

Capacity and Tolerance. 1) Capacity: how many people can you comfortably fit in the property, is there room to add more, or add more value to the tenants to increase rent.2) Tolerance: How many people are you comfortable living with, if there are vacancies are you able to handle that.House hacking is an amazing path to homeownership, and a nice low barrier to entry into self managing your properties.

I also feel they have grown too quick for my liking, but I am confident Brandon and the team are great sponsors, are ethical, and are looking out for their LPs. 

Having local family gave me a built-in support system, market familiarity, and the confidence to manage a property from a distance if needed.
