He knows his stuff and is really good at making IG videos: his brand is a very clever mix of being super humble, telling everyone profits are less than you think and then flashing some fat $$ he made by selling to his investors.

The reality is stocks are NOT "investing", there savings accounts with super charged interest earning potential, that comes with the risk of going to 0.  

I can't think of anything riskier than taking a HELOC out of your primary home and using that to make super aggressive loans that are unsecured.if you want to make aggressive loans and arbitrage that against the higher yielding loans, at least make loans that are collateralized.

Since you are not doing super high end finishes as mentioned, doing high end flooring and all other stuff just above builder grade does not warrant tile or full wood flooring. 

Thanks for sharing this perspective—it’s super helpful, and I totally agree that the “perfect BRRRR” is incredibly rare these days.

@Bruce Bennett this is a super important question and it doesn't just apply to lenders. 

Offer to be the guy that restores the old family property to it's former glory and all....Still it'll be hard to not look greedy because you do want to make money after all.....main thing to me is being super PATIENT.
