Often these go on lot area that's been converted from parking, but it sorta depends on the property configuration. 

I may have to get a variance for the existing dwelling unit's parking requirement, but I believe I meet all the SB-9 requirements.

Major issues are lack of parking, lack of elevators, leading to numerous unlived in units.  

The kids have to park on the lawn, so it looks like the ghetto and you can't even get out of your driveway, to much traffic.

I own a 6BR short-term rental in Estes Park, Colorado, which generates a lot of laundry—especially because we use high-quality linens.

@Scott Schnabel actually, the cities of Hazel Park and Warren require a DL from someone at the PMC and write the tickets in their personal name.

Personally, I've had success in Linden, Southern Orchards, South of Main, Driving Park, and Franklinton to name a few neighborhoods in Columbus. 

Start an RV park.  

Multifamily doesn't need any more pressure/demand since cap rates can really get low when too many people pile in, but I have to say that commercial real estate (including large MF) and other types of passive investing (mobile home parks, storage, etc.) can really make like much easier.

Could put cargo containers and parking.
