Ok Im officially deciding to go down the wholesaling route now I'm currently working for a company locally to wholesale. 

They might be able to save on fees going that route. 

Notifications/Communications - If a tenant submits a maintenance request, there is no linked communication route to that request.

Internships and apprenticeships are one route.

I opted to go the HELOC route instead.

Sorry for the late response, I am not very active on BP.All you need is an CPA/Attorney to manage your LLC, I went through this route of registering a wyoming LLC and paying high price until I found a local attorney who does all the that with the same protection by naming the organizer and registered agent with the attorney details in your articles of organization, at the same time you will need more specific details in your operating agreement pertaining to your local state laws or you can as well use wyoming agent. 

I think you have a good plan, BRRRR is still a great route in the current market, and especially for the states you are already in - both Indiana and Georgia are very well positioned for BRRRR deals in my view / experience

Is this all handled by the PMS and then routed to the guest by whoever is the primary host?

Get a stable income, job and start with going the simple route.

Take the Picassa route.
