Vestal was one of our biggest rivals in high school when I played varsity baseball for Horseheads. 

(BTW, I grew up in Trenton, Ohio, and Lebanon was our big football rival.)  

They have INCREDIBLE training and mastery program that rivals any  "big box brokerage"...additionally they have a highly developed back-end CRM system that NO ONE in the Austin area is offering -- for free, to their agents.

It has a fairly robust economy, with the exception of high tech and medical jobs, with a large shift in the last decade to being a logistics hub for So Cal due to it's central location (the major HWY arteries to the rest of the county run right through the IE) and has some of the largest concentrations of large warehouses rivaled only by New Jersey, the median income is a little below the Cal average by about $10K and about $5K higher than the national average, but, it has been growing.

Upon further research, it seems that Stockton has pretty high crime rates, rivaling that of Oakland.

I agree a cell phone camera is crap, an IPHONE does not use a normal cell phone camera :) the camera in the iphone rivals that of a dslr.
